Jayne Brodie has a passion for travel and owns several rental properties in Northern California, including “At the Bay’s Edge” in Bodega Bay, CA.

Being a vacation rental owner herself, she appreciates what it’s like to operate on a shoestring budget and wear all the business hats. What she realized is that if property owners follow a plan for marketing their vacation rental, it doesn’t have to be hard, or even cost a lot.

Jayne has over 20 years of marketing experience in both the online and offline world, working in the high-tech arena for clients including: Sun, Oracle, Intuit, Openwave, Netscape, DHL, and Toyota. Jayne has now combined her marketing know-how with her vacation rentals experience .

When Jayne started marketing her vacation rentals 10 years ago, she went the traditional route. She advertised on the bigger vacation rental sites (at that time there weren’t so many to choose from!), and the local sites geared to tourists. While she did OK, she certainly wasn’t booked solid.

Over the next few years the vacation rental industry really started to expand. All of a sudden there were a lot of free site listings, and even more (paid) niche travel sites. She then signed up for literally dozens of the free sites, thinking “what could it hurt?”. She soon found out what hurt when she had to update all of her listings with price changes and amenity changes….what a nightmare!

When she stepped back and really looked at her decisions, she realized she didn’t have a handle on which sites were performing, and which ones weren’t. She was just trying to “be” everywhere in an effort to get more bookings. At that time, she didn’t understand how to leverage the Internet to bring renters to her.

Then she decided she needed to treat her vacation rental property like a business and develop a system for marketing it. The end result? After a lot of trial and error, she’s spending less money than ever before, and her occupancy rate is consistently over 90%.
