Gift Certificates - A Winning Idea for Your Guests & Your Property Marketing

Gift certificates for vacation property marketingGift certificates are a great present anytime of year, even though they get the most attention at Christmas.  How are you addressing this in your rental property advertising?

Gift certificates are easy to create, and very easy to manage.  Some initial ideas on how to incorporate gift certificates into your property marketing include:

* Adding a line to your email signature that they are available

* Including a promotional line on your charge card receipts

* Including a promotional line about them in your follow up email or thank you card to guests

* A postcard or table top display in your rental unit

The list goes on and on and I’ve outlined additional ideas and strategies to implement them in The Booked Solid Blueprint.  No matter what action you take, make sure you’re promoting gift certificates!  They are a winner for everyone!

Post Cards - Another Great Communication Tool for Rental Advertising

Everyone still loves to send postcards to friends and family, and they’re also great vacation rental marketing pieces. You should have them available to your renters, and also use them as thank you cards and local hand-outs.

The example here takes the unique feature of the rental (staying on the water) and expands on that experience with additional thumb-nail photos. Depending on your location, you can include a picture of your house, or a key feature of your house.

You want to think about the one thing that will appeal to people renting your house (IE if it’s a condo at the base of the mountain, you might include a picture of the mountain with a headline over it that says “Luxury Ski-In Condo at Beaver Creek with Resort Amenities”.) Remember to create an experience for the guest. In this case, the name of the rental is not as important or memorable as the experience you want to create of staying on the water. That’s what will captivate them and interest them.

An Activities Page on Your Web Site Will Enhance Renter Interest and Property Advertising SEO

If you really want to pump up your bookings and add value for your renters, you can look at adding a local Activities Page to your web site or blog. The reasons to consider this, are, you guessed it, search engine optimization and interest to your guest.

You’ll stand out from your competition because you’re offering guidance to them and providing local knowledge. And for most vacation rental property owners, most of the knowledge already exists in your head or in a notebook, you just need to re-purpose it into a web page!

Here’s an example of an Activities Page I developed. There were several goals for this page….

1) To demonstrate value to potential renters showing “local knowledge”
2) To increase average length of stay from 3 days to 4 by educating renters about all there was to do within an hour of the rental property
3) To rank for relevant key words related to vacation rentals and travel within the Bodega Bay and Sonoma County area.

This Bodega Bay Vacation Rental Activities Page is actually quite lengthy, covering everything from dining, to bird watching, to golfing, to bakeries. All things local.

As an added benefit, Google loves relevant outbound links, so I rank well for my targeted keywords because my information is deemed of value by the search engines.

Of course, there are tradeoffs to any choice…in this case it’s the time and effort required to set up the activities page. However, I have found great value in my this page….it’s one of the most visited pages on the site. Not only do our renters comment on how helpful the information is to them (some show up with it printed out already!), I also rank very well for my targeted keywords as a result. Building your activities page is not really hard to do, it just takes focused effort. You’ll actually save time in the long run, we point renters to that page as well in our confirmation emails to help them plan their trip.

Choosing a Thumbnail Photo For Your Rental Property Advertising

Many of the VR Ad listing sites will feature a “thumbnail” photo in search results. In some cases, the first photo you post in your listing will become your (default) thumbnail photo. In most cases you will be asked to confirm which photo you’d like to use for your thumbnail. Either way, make sure you choose a photo that is specific to your property, that appeals to the broadest audience possible, and that looks good in a smaller format.

Some examples:

water-view-from-deck1If you have a view property, show the view but show a deck railing so some frame to show that the picture is actually taken from your property and is not a generic view photo.

If a pool is a key sales feature, include a shot of the pool or two lounge chairs with the pool behind them.

If you are renting in a condo complex, don’t use a picture of the outside of the complex. Someone else might use it as well. Choose a picture that’s specific to your property’s features.

Engage the reader with this thumbnail. Remember, you want to choose a photo that will s*e*l*l your property “at a glance” so it must also reduce well. Your effort will pay off in the number of click-throughs you see to your ad!

Advertising Your Rental Property on “Google Local” - It’s Free & Will Boost Your Bookings & SEO

It always amazes me how many vacation rental property owners are not taking advantage of Google Local Listings.  It’s fast, free, and provides an incredible opportunity for you to rank for your top keywords. So, here’s an example.  The vacation rentals listed on the left side of the page are all receiving free advertising from Google every time someone searches for “Vacation Rentals in San Francisco.”   Think about that…. Targeted customers that are looking for your property, and you don’t have to pay a dime to get your name there.   This is such a powerful lead generator, that it amazes me how many vacation rental owners know little or nothing about it.

If you haven’t listed, just follow these simple steps.  If you have, make sure your pictures and video are up to date!

The process is as simple as filling out a form.   Let’s start with Google Local.  You can either do a search for that topic, or go right to Google Local.

You can either use an existing Google account if you have one, or just create a new account on their main screen.   Once you account is activated, it is as simple as filling the form in the screen.  Once you complete this simple process:

  • Your property will be listed on Google maps
  • Your property will be added to category you specify
  • You can create an interactive Google map that can be added to your website
  • You can add up to 10 pictures of your property (make sure you take advantage of the opportunity to add keyword rich captions as well!)
  • You can add a You Tube Video

Wow, it really is that simple!
