Using Video as Part of Your Powerful Property Advertising Story

Effective Vacation Rental Advertising Through YouTube & Other Video Sites

Video and Vacation Rental MarketingMost people are now familiar with YouTube as a result of the increasing popularity of video sharing sites. I just read on Mashable that 11.2 billion videos were streamed in July alone, and video is one of the fastest growing resources on Facebook. By having your renters watch a video about your property and your area, it gives you the opportunity to sell your property in a unique way (and there’s no cost to post videos!).

You can start at the beginning with a “virtual tour” of your property. Compile a slide that shows your logo or the name of your property and web site. You always want to put your web address up front, as studies show over 50% of viewers will not watch a video over 1 minute, so you need to give them all the information they need up front. End in the same manner with your name and web site and phone number.

In addition to highlighting your property in your video, posting videos on to YouTube has another big advantage…. you actually can get a link back to your site off to the right of the video where your profile listing is located. So not only can you display a website address in your actual video, but you can also get a LIVE link back to your site to the right of your video.

The most important things you need to consider for your YouTube pages are:

1. Using a keyword-rich title to the video, but also making that title eye-catching.
2. Making sure to build incoming links from other sites back to that Youtube video page that you created.

Let’s look at an example:

If you own property in Vail, I would use a title like “Ski-In Vacation Rental Condo at Vail Mountain - Take A Tour”. By including your location and a keyword rich description in your title, you have a really great chance of getting your video to rank for a google search about “Ski-In Vacation Rental Condo at Vail Mountain” and you could even show up for a more general search about Vacation rental condo in Vail since those words are in your video title as well.

Ideas to increase your video library:

Your Primary Video: Tour of your property

Additional Videos:

★ Local wildlife scenes
★ Local activities (you could do a slideshow of Disneyworld and make it into a short video, and add the distance to and from your house).
★ Welcome message from you about how great the area is and what a great rental property you have (getting to know you)

Go to YouTube and do a search on your primary keyword, and see what comes up. Watch some of your competitors videos, and look at their titles to get some ideas. To really harness the power of YouTube, you can also take advantage of their domain ranking to get your video pages to show up in the Search Engines for various keyword searches…and this is free traffic for you! By taking a few extra steps when creating your YouTube videos, you can not only boost the ranking of your site, but you can also get your videos to rank for the same keywords!
