How Are Your Property Advertising Listings Performing For You?

Friday, September 25th, 2009

Property Advertising ListingsWhen was the last time you sat down and really looked at your ad listing strategy — where you’re listed and how each listing is actually performing for you.

Here’s the Problem: Many vacation rental owners can’t tell you how their listings are performing for them. They have no idea what their return on investment is (this includes free listings as well, because there is time and effort in submitting the listings and keeping them updated).

Solution: Utilize easy tracking systems that show where leads and bookings are coming from. It’s easy to set up and will save you time and money in evaluating current listing renewals, and future opportunities.

Take Action:
Do a listing audit. Review leads and bookings from all free and paid listing sites. If you don’t have Google Analytics installed on your web site, you should. This will help you track your rental advertising effectiveness.

Do You Have Just a Few Minutes a Day to Boost Your Vacation Rental Advertising Effectiveness?

Rental Advertising Made Simple Are you willing to spend just a few minutes a day on vacation rental advertising to increase your bookings?

I have to start by asking: when was the last time you looked at your vacation rental advertising and marketing efforts? Unfortunately, most rental owners list their ads on HomeAway, VRBO, and the major ad listing sites, and then forget about them unless they’re running a special.

There’s so much more you could be doing that is easy to implement and will make a noticeable and ongoing change in your bookings. Here’s some quick ideas to get you started.

1) Do you know how your renters are searching for you? By learning the keywords your renters use to find vacation property in your area, you can maximize all of your online efforts and generate FREE traffic to your web site or ad listings.

2) When was the last time you looked at your ad listings? Make sure you’re using your keywords, and that you’re creating a great experience for your renters so that they will want to contact you. While you’re at it, take a look at what your competition is talking about!

3) Upload your rental advertising photos to Flickr for additional exposure, and make sure and use your keywords and backlink to your site or vacation rental advertising listing.

4) Take your property photographs and make a short property advertising video and post to YouTube and your web site or property listing. Tell the story of your property & your area to really generate interest and inquiries.

5) Create a Facebook Fan Page for your property. Upload your photos, video, and talk about current events. Network with other businesses in your area, as well as potential renters.

Don’t worry, you don’t have to do it all! And you don’t have to do it all at once either. Take any one of these strategies and you’ll see a difference over time! Then you won’t want to just stop at one! It’s really all about “widening your net” so you reach more renters. It’s not about spending more money, it’s about making your efforts count! So take 15 minutes today and just start something.
