Twitter Posts to Show Up in Search Results….What that Means for Your Property Advertising

Vacation Rental MarketingWith Google and Bing now incorporating Twitter in their search results , it’s more important than ever that vacation rental owners who are active on twitter really think strategically about how they are using twitter as a marketing tool. It’s so critical to really understand how your renters are searching for you….which means identifying and using your property advertising keywords in a strategic manner.

Please take this opportunity to really dive in to your keywords and really understand how your renters look for information about you. Twitter is a fabulous tool for incorporating those keywords into regular tweets so you can drive traffic to your web site or ad listing. It’s a mistake to think a tweet about your rental or rates is going to generate rentals for you. That’s not the point. The point is to create value by tweeting helpful information about your rental, the area you’re located in, local activities, and specials as well. Don’t just talk about rates and availability though. Understand what your renters are looking for, and then respond to that. It all starts with your keywords.

These words represent the top ways (from Google) that people search for a vacation home in the Poconos. Now think about the impact it would have on FREE traffic if you started ranking for some of the keywords in your area. There are many ways to do this, and now Twitter is another excellent opportunity for you.

Rent Your House By Blogging

While social networking is getting all the attention right now, I just wanted to revisit blogging. Don’t get me wrong, I’m definitely a believer in the power of social networking, however, I just want to step back and talk about the importance of blogging to your rental site.

I’ve found that blogging is fun and easy….and a fabulously simple and free way to reach out to both the search engines and your guests.

There are just two reasons to start your blog today. They are:

1. Search Engines love new content. By updating your blog on (at least) a weekly basis you are providing fresh content for your site. You will rank higher for your key words, and you can add new topics to rank for as well (local activities and events, seasonal specials, new amenities, guest reviews, etc.).

Hubspot just released their research about a blog’s impact on SEO. Out of 1531 small businesses, they found that those who blog see:
★ 55% more visitors to their web site
★ 97% more links to their website which is a primary factor in where your web site shows up in search results.
★ 434% more indexed pages. This is the number of pages that show up in search engines. You make your site much more “findable” by having a blog

These stats are very exciting to see!

2. Your renters will see how active an owner you are. Many renters like to see an involved & knowledgeable owner. If they feel like they know you and like you from your site or blog posts / they’re more likely to rent from you.

Blogging can be very simple….if you have a focus and a plan. I recommend just keeping your blog very focused on your rental property and the area the property is located in. This is not the place for personal musings, political statements, or discussing current events. You can always get another free blog for that! The goal for your rental blog is pure and simple:

★ Increase traffic to your site through higher search engine rankings for your keywords and local events / activities
★ Create an even more personal experience for your renters — they’ll see how knowledgeable you are about the area you’re renting in and look at you as a resource for them.

Ideas for Posts for Your Rental Property:

Spend some time brainstorming potential posts. I keep a “tickler” file from the local newspaper, other blog posts that I see, and from looking at the local activities calendar. This way you’ll never be stuck for ideas on blog posts.

Some ideas to get you started:

★ Local Activities (Golf, fishing, wine tasting, DisneyWorld, beach walking)
★ Local Events (Fireworks, Car Shows, Antique Shows, Concerts)
★ Restaurants
★ New Amenities You’ve Added to Your Property
★ Fun Guest Stories
★ Videos You’ve Taken of The Property or Local Activities
★ Art Galleries
★ Farmers Markets
★ Bakeries
★ Spas
★ Local Sports (Diving, Kite Flying, Surfing….You can talk about suppliers and activities)

The Booked Solid Blueprint goes into much more detail about resources for setting up your blog, as well as how to keep it updated, but this is enough to get you started and get you thinking about it! Start blogging and you’ll see an increase in your web traffic, inquiries, and bookings.

An Activities Page on Your Web Site Will Enhance Renter Interest and Property Advertising SEO

If you really want to pump up your bookings and add value for your renters, you can look at adding a local Activities Page to your web site or blog. The reasons to consider this, are, you guessed it, search engine optimization and interest to your guest.

You’ll stand out from your competition because you’re offering guidance to them and providing local knowledge. And for most vacation rental property owners, most of the knowledge already exists in your head or in a notebook, you just need to re-purpose it into a web page!

Here’s an example of an Activities Page I developed. There were several goals for this page….

1) To demonstrate value to potential renters showing “local knowledge”
2) To increase average length of stay from 3 days to 4 by educating renters about all there was to do within an hour of the rental property
3) To rank for relevant key words related to vacation rentals and travel within the Bodega Bay and Sonoma County area.

This Bodega Bay Vacation Rental Activities Page is actually quite lengthy, covering everything from dining, to bird watching, to golfing, to bakeries. All things local.

As an added benefit, Google loves relevant outbound links, so I rank well for my targeted keywords because my information is deemed of value by the search engines.

Of course, there are tradeoffs to any choice…in this case it’s the time and effort required to set up the activities page. However, I have found great value in my this page….it’s one of the most visited pages on the site. Not only do our renters comment on how helpful the information is to them (some show up with it printed out already!), I also rank very well for my targeted keywords as a result. Building your activities page is not really hard to do, it just takes focused effort. You’ll actually save time in the long run, we point renters to that page as well in our confirmation emails to help them plan their trip.

Renting Property Using Great Photos & Lots of Them!

The number and quality of your photos is critical to booking yourself solid by creating an experience for your renters. It is one of the real keys to successful vacation property advertising.

Think about it. Photos are your renter’s first impression. They’ll be much more likely to read your ad or spend time on your site if they like what they see in your photos.

It’s time to review your photos and see if you’re putting your best food forward in your rental advertising.

Posting the Perfect Photos

Photos are at least as important as your ad copy, if not more so. They tell a story on their own, so it’s absolutely critical that you have incredible photos — they’ll truly help you rent your house.

Remember, this isn’t just one more thing “to do”. This is a great opportunity for you to increase your bookings. And you’ll be able to use these photos for years to come, so it’s really worth the time / money that you spend on it.

Here are some simple ideas to help you get the most out of your photos.

1. Make sure your photos are high resolution, and first generation
2. Think about “staging” your photos. Some ideas:
a. Set the table
b. Put out a bottle of wine, along with some glasses
c. Drape a blanket over the couch or loveseat so it looks inviting
d. Put fresh flowers out
e. Light candles if you allow them
f. Light a fire if you have a fireplace or woodstove
g. Take the cover off of the hot tub or pool - it looks more inviting and people will picture themselves using it.

3. Pay attention to the lighting….too much light or too little light is distracting and can make it hard to see what’s in the photo. Turn your lamps on, it usually adds to the photos. Play around with it and see what comes out the best.
4. Don’t turn on the TV, it rarely photographs well. If you have an elaborate entertainment center, take a picture of it and include your video library or games in the shot to show diversity.
5. Angle your furnishings so that the fit in the picture (as opposed to fitting the room). Remember, you’re telling a story with the picture, so give yourself some license to tell the story in context of the photo!
6. Don’t aim the camera directly at a window…it can create glare.
7. Experiment with horizontal and vertical framing of your photos. That’s the beauty of digital photography…you can experiment!

Some examples:

If you have a view property, show the view but show a deck railing so some frame to show that the picture is actually taken from your property and is not a generic view photo. Here’s a good example.

If a pool is a key sales feature, include a shot of the pool or two lounge chairs with the pool behind them.

If you are renting in a condo complex, don’t use a picture of the outside of the complex. Someone else might use it as well. Choose a picture that’s specific to your property’s features.

Tip: While we suggest posting the maximum number of photos allowed per listing as it’s such a wonderful opportunity to fully showcase your property, you can include even more by using an online photo-sharing site such as Flickr, Snapfish, or Shutterfly. If you are not comfortable with taking your own photos, or your photos don’t turn out, consider hiring a photographer. Here are some ideas to find a photographer:

★ Contact your local real estate agent for a referral
★ Contact your local high school or college and ask for recommendations for photography students. They’re often looking to build their portfolios
★ Consider trading time with a photographer …. ie trade time in your rental for professional photos.

In the meantime, take time to review your photos and make sure you have your best ones online, or arrange to take some new photos — they’ll boost the effectiveness of all of your rental property advertising.
