Sunday, October 25th, 2009

Vacation Rental MarketingWith Google and Bing now incorporating Twitter in their search results , it’s more important than ever that vacation rental owners who are active on twitter really think strategically about how they are using twitter as a marketing tool. It’s so critical to really understand how your renters are searching for you….which means identifying and using your property advertising keywords in a strategic manner.

Please take this opportunity to really dive in to your keywords and really understand how your renters look for information about you. Twitter is a fabulous tool for incorporating those keywords into regular tweets so you can drive traffic to your web site or ad listing. It’s a mistake to think a tweet about your rental or rates is going to generate rentals for you. That’s not the point. The point is to create value by tweeting helpful information about your rental, the area you’re located in, local activities, and specials as well. Don’t just talk about rates and availability though. Understand what your renters are looking for, and then respond to that. It all starts with your keywords.

Vacation Rental Advertising with SEOHere’s an example for you. Here’s a list of some of the top keywords for a Pocono Mountain Rental. These words represent the top ways (from Google) that people search for a vacation home in the Poconos. Now think about the impact it would have on FREE traffic if you started ranking for some of the keywords in your area. There are many ways to do this, and now Twitter is another excellent opportunity for you.

Have You Reviewed Your Pictures For Your Vacation Rental Advertising Lately?

Friday, September 25th, 2009

Property Advertising PicturesPictures — Everyone knows a picture is worth a thousand words… how do your pictures stack up? Do they tell the story of your property and make people want to know more? Renters often make a decision about rental property based on pictures alone, so this is a key opportunity for you to shine. Use them well and you’ll see results quickly.

Problem: Pictures that are poorly lit, poorly framed, or don’t tell a complete story. Many listings don’t include pictures of each room, and they don’t have any kind of meaningful or interesting description associated with them. Many owners don’t think about the order that their pictures are presented in.

Solution: Take well-lit pictures that really showcase your property, or hire a photographer or photography student. This small investment will pay off for years to come. A good photographer will know how to make your photos come alive.

Take Action:

1. Review your pictures and make sure they showcase your property well.

2. Choose a thumbnail picture that highlights the top benefit of your rental and reduces well (for ad listings that offer thumbnails).

3. Order the rest of your pictures to tell a story and entice the visitor to want to know more.

4. Write descriptions for each of your pictures that really add to your story, and boost your rankings in the search engines (it’s easy to do).

Do You Have Just a Few Minutes a Day to Boost Your Vacation Rental Advertising Effectiveness?

Thursday, September 10th, 2009

Rental Advertising Made Simple Are you willing to spend just a few minutes a day on vacation rental advertising to increase your bookings?

I have to start by asking: when was the last time you looked at your vacation rental advertising and marketing efforts? Unfortunately, most rental owners list their ads on HomeAway, VRBO, and the major ad listing sites, and then forget about them unless they’re running a special.

There’s so much more you could be doing that is easy to implement and will make a noticeable and ongoing change in your bookings. Here’s some quick ideas to get you started.

1) Do you know how your renters are searching for you? By learning the keywords your renters use to find vacation property in your area, you can maximize all of your online efforts and generate FREE traffic to your web site or ad listings.

2) When was the last time you looked at your ad listings? Make sure you’re using your keywords, and that you’re creating a great experience for your renters so that they will want to contact you. While you’re at it, take a look at what your competition is talking about!

3) Upload your rental advertising photos to Flickr for additional exposure, and make sure and use your keywords and backlink to your site or vacation rental advertising listing.

4) Take your property photographs and make a short property advertising video and post to YouTube and your web site or property listing. Tell the story of your property & your area to really generate interest and inquiries.

5) Create a Facebook Fan Page for your property. Upload your photos, video, and talk about current events. Network with other businesses in your area, as well as potential renters.

Don’t worry, you don’t have to do it all! And you don’t have to do it all at once either. Take any one of these strategies and you’ll see a difference over time! Then you won’t want to just stop at one! It’s really all about “widening your net” so you reach more renters. It’s not about spending more money, it’s about making your efforts count! So take 15 minutes today and just start something.
